Acquisition of a 488-unit Class C garden style apartment complex that was built in 1989 that was renovated to Class B market standards.

At the time of closing, occupancy was 86% and rents were averaging $1.15 psf.  After addressing deferred maintenance items, exterior and amenity upgrades occupancy moved to 96% and post renovated rents averaged $1.47 psf which represented a 30+% ROI.
